High-resolution photos: High-quality, professional photos of the property, both interior and exterior.
SBTB can arrange a professional photo shoot to capture the beauty of your home's interior and exterior. High-quality photos are essential for attracting potential guests. The sooner we have the photos ready, the faster we can list your property and start generating bookings.

Essential Information:

Insurance: For the protection of your property and guests, it's essential to have valid property insurance in place. To ensure your existing coverage is adequate for short-term rentals, we recommend reviewing your policy details.

-Body Wash (SBTB requires back up stock available at property)

-Shampoo (SBTB requires back up stock available at property)

-Conditioner (SBTB requires back up stock available at property)

-Couch throws/cushions


Please make a log of any expensive items in your home you would like to keep in the house for guests to use. We also recommend taking pictures of these items and keeping receipts when possible in case of theft or damage.

• Cleaning: SBTB can arrange cleaning services after bookings (Quick change overs/ Exit cleans/ Guest ready) with Butlers by the Bay at $75 per hour. Please note there's a 30% surcharge for public holidays and weekends.

• Bond: We will set a bond for each booking. We will discuss this price with you before listing.

• Linen Audit: Please provide a list of linens and their condition. This includes all towels.

Bedrooms - SBTB recommends providing three sets of linens for each bed. Each set should include a fitted sheet, flat sheet, Doona cover, and pillowcases.
We also suggest adding a throw or quilt for cooler nights.
Bathroom - 3 sets of towels for each potential guest. Eg: Bath Towels, Pool Towels (If applicable) and Face Washers. 

3 x hands towels for each bathroom/powder room.

3 x towels for each shower/bath.
Kitchen - 6 x tea towels




Linen Colour: To create a cohesive and inviting atmosphere, we typically recommend matching the linen colour throughout the house.
White is a popular choice as it conveys purity, cleanliness, freshness, and hygiene particularly with bedding.
A room with white linens appears clean and uncluttered, providing a visually appealing and relaxing space.

• Welcome Pack: We recommend creating a welcoming atmosphere for your guests by providing a welcome pack/gift. This could include a bottle of wine and a personalised card. SBTB can offer personalised cards for each guest, allowing us to write a warm welcome note. Alternatively, you may choose to include a different gift. Please advise if you would like this offer for each guest.

• Public Holiday Surcharges: We will factor in public holiday surcharges 6 months to a year in advance.

• Minimum Stay Requirements: We recommend a 5-night minimum stay for Christmas, New Year's, and Easter. For other times, a 2-night minimum is suggested.

Guest Bookings and SBTB Vetting Processes:
To prioritise the safety of your property, SBTB does not allow guests to 'Instant Book.' All guests must first inquire about your property. Once approved, they will be required to provide photo identification and their ID number. Please note that Airbnb cannot verify the authenticity of an ID. To mitigate this risk, SBTB only accepts guests with profile pictures that can be cross-referenced with their provided identification. 

Booking channels suggest that this additional vetting process might result in fewer bookings due to the longer processing time. If you prefer to enable the 'Instant Book' option, please let us know.

Locks and Codes:
To ensure the security of your property and guests, it's essential to maintain updated and functioning locks. Consider changing locks in the following situations:

Damaged Locks: If locks are damaged or malfunctioning, replace them immediately.

New Property: When purchasing a property from previous owners, changing the locks is a precautionary measure to protect against unauthorised access.

Lost or Stolen Keys: If keys are lost or stolen, it's crucial to replace the locks to prevent potential security breaches.

Regular Lock Changes:
Even if you haven't encountered any of the above situations, it's recommended to change your locks periodically. This helps maintain security and minimise risks.
Timing Recommendations: You can choose to change locks seasonally (after peak season) or every six months. Whatever schedule works best for you, ensure you implement regular lock changes as a security measure.

• Check-in/Check-out Times:
Check-in is at 3PM, and check-out is at 10AM In the case guests asks for early check-in or late check-out and we will try to accomodate, subject to availability.

Pools/Spas/Outdoor Showers.

Poolside Safety: To prevent accidents by the pool, please provide plastic cups for drinking by the pool. We will remind guests not to bring glassware into the pool area.



Pool/Spa Towels: Having a designated set of pool towels readily available encourages guests to dry themselves thoroughly before entering the house. 



Pool Fencing: Ensure your pool is enclosed by a standard Australian pool fence that complies with AS 1926.1-2012.
The fence should be at least 1.2 meters high with no gaps larger than 100mm. Gates should be self-closing and self-latching, with latches positioned at least 1.5 meters from the ground or shielded to prevent children from opening. Please verify that your pool gate standards are up-to-date."
